Located in central Phoenix for nearly four decades, Valutek supports advanced material manufacturers (semiconductors, aerospace, etc.), life science organizations (pharmaceuticals, medical devices, etc.), and research institutions (universities, government research, etc.) with critical materials. With deep community, customer, and employee roots in Phoenix, Valutek is looking to remain in the central Phoenix corridor and contribute to the redevelopment of the proposed area. Valutek's intended use of the space is aligned with the City's "Land Reuse Strategy" that includes specific guidelines for Spark Area 3 development standards for the Barrios Unidos Park/Interstate-17 Flex Business Park.</p><p> Valutek proposes to acquire all 16 City-owned parcels in a single transaction for the full appraised value of $1,690,000, and intends to close within a reasonable time. Valutek acknowledges the site's proximity to Sky Harbor International Airport, and agrees to execute an avigation easement with the City. </p><p> Valutek is looking at a phased development because it does not control all the parcels within the site. In Phase 1, to the east, where it will control a large enough area within the City-owned land, it intends to construct a 45,000-square-foot, state-of-the-art headquarters to include a 5,000-square-foot office, 5,000-square-foot clean room manufacturing space, and 35,000-square-foot distribution center. </p><p>Valutek has already taken the following proactive steps to understand the scope and feasibility of its proposed project:</p><ul><li><p>Site plans/elevations completed by CCBG Architects, including Phase 1 and Phase 2 developments.</p></li><li><p>Phase 1 will start once all 16 City-owned parcels are acquired.
